I. MAJOR RESPONSIBILITY

General management of all marketing programs and activities including Mall Operations planning and development, lease management and budget forecast in order to maximize rental, thereby increasing various mall profitability with the most desirable and productive tenants.

Implementation of company’s management standards, operating plans, and programs for the different projects related to property development and marketing.

II. SPECIFIC DUTIES AND RESPONSIBLITIES

MALL MARKETING MANAGEMENT

· Conceptualize, develop and create strategies that will increase, improve and maximize tenant occupancy of the mall

· Establish effective relations with individuals, groups or organizations interested in or has leased in the assigned commercial developments

· Review, analyze, propose and advise management and tenants on products/service mix concepts, construction requirements and compliance to contractual obligations

· Oversee the administration and integration of sales and marketing functions in order to ensure improvement of the performance of tenants, tenancy and leasing operations for the purpose of actualizing target rental income budget and occupancy levels

· Achieve tenant satisfaction within the limits and conditions provided by the mall management and other related regulations, company policies and procedure, convention and practices that have been established

· Formulation and execution of Marketing Programs

· Implements promotional activities and evaluates its impact on customer activity and initiates projects and activities that will help generate or improve tenant occupancy

· Review leasing activity along with occupancy and make recommendations for special promotions and/or advertising that may be needed to generate leasing activity and increase occupancy

· Help to advertise for lease or rent on the property, select tenants, make rental or lease agreements, collect deposits and rent, solve tenant issues, and oversee eviction in case of violation of rent and lease agreement

PROPERTY MANAGEMENT

· To coordinate with the Mall Leasing team on a regular basis and ensure that the tenants and the owners are satisfied with the services provided to them

· To market and analyze vital information about government zoning rules and regulations, future property values, taxes, population growth, and traffic volume around the property.

· To advice on ways to preserve and increase the value (monetary worth) of real state investments. To look into all aspects of buying property, including registration, payment of taxes, accounting and maintenance reporting.

· To help negotiate property sales contracts, schedule its maintenance, manage building maintenance projects, and compile all data for financial reports by regularly maintaining and updating all records and files.

· To play a part in resolving all client conflicts and complaints.

· Will have to work out details with potential tenants, put bids out for work or service on the property and deal with many people in the community

· To update the owners about the physical condition of the property any renovations and maintenance required and all financial arrangements.

· To plan all maintenance and repair works with vendors and ensure that the property is being taken care of at all given times.

LEASING MANAGEMENT

· Assist in the implementation of various strategies that will increase, improve and maximize tenant occupancy of the mall

· Conduct evaluation and analysis of tenants in relation to products/service mix concepts, construction requirements and compliance to contractual obligations.

· Monitor the performance of tenants, tenancy and leasing operations for the purpose of actualizing target rental income budget and planned occupancy levels

· Achieve tenant satisfaction within the limits and conditions provided by the Top management and other related regulations, company policies and procedure, convention and practices that have been established.

· Formulate Marketing Programs in collaboration with Marketing Team.

· Work with the Mall Marketing Team in the implementation of promotional activities and evaluates its impact on customer activity as well as initiates projects and activities that will help generate or improve tenant occupancy.

· Evaluate leasing activity along with occupancy and make recommendations for special promotions and/or advertising that may be needed to generate leasing activity and increase occupancy.

· Assists in marketing mall leasable space/s to prospective tenants.

· Provides tours, site inspections to prospective tenants.

· Ensures completeness and accuracy of all required pre-assessment and leasing paperwork.
